No payment is required at the time of booking if the stay is 15+ days in the future. Full payment is taken 14 days prior to arrival.

The Guest can cancel 7 days prior to arrival and be entitled to a 50% refund. Cancellation after this will be not be refunded.

Free cancellation up until 14 days prior to guest arrival and is then non-refundable from that time.

Full payment is required for bookings made within 14 days of arrival.

If payment is more than 24 hours overdue The Quarters reserves the right to cancel the booking with no refund on deposit paid if the booking is within the 14 days prior to arrival.

The property may not be used for any party, function or gathering of any kind, including pre/post wedding gatherings or BBQs, without advance written permission of The Quarters. The Guests agree to respect the rights of neighbours, particularly in regard to noise. Loud music or excessive noise is not permitted at any time with a no noise policy from 10pm in respect of neighbours and other guests staying at The Quarters.

The number of people using the property at any time (including children over 2 years of age) will not exceed the maximum stated on The Guest’s Booking Confirmation and the number of adults, children and age ranges of all people staying overnight at the property will be as detailed on that booking confirmation. The property is let to The Guest on the understanding that its use is for holiday accommodation only. Any other activities, including but not limited to the likes of commercial filming, advertising, photography, weddings, meetings or functions, are not permitted without the express written permission of The Quarters. No caravans, campervans, tents or other accommodation may be placed at or used at the property. 

The Guest will be responsible for the safety of all people using or visiting the property during the booked dates. The Guest will ensure that the property is totally secured at all times when unoccupied and when vacating, including locking all windows and doors and ensuring that appliances including but not limited to heating, gas bottles, stoves and ovens have been turned off and fires have been carefully extinguished.

Security Cameras are operational 24 hours a day, 7 days a week which monitor outdoor areas for the safety and security of our guests.

Safety of children at The Quarters is paramount and we welcome families with children however the safety of your children is your responsibility and they must be supervised at all times.  The following is a list of some things to be mindful of prior to making your booking however this list is not full nor complete and it is your responsibility to make the necessary enquiries and to provide the necessary equipment for the safety of your child/children of whom you are responsible for.  The Quarters accepts no responsibility for accident or injury.

If you find an issue or potential issue with safety you must bring it immediately to the attention of The Quarters so it can be assessed and rectified if it is found necessary to do so.

Installing any child safety equipment ie child safety gates that may damage the property is not permitted unless permission is given in writing from The Quarters.

* The property is not secured from the road.
* The river is accessible from the back of The Quarters property and is not secured in any way - children can wander if not actively supervised.
* Vehicles of other guests at The Quarters will be using the shared access way and parking areas - these areas are not safe for children to play or to use without an adult.
* There are stairs and two storey high balconies, The Quarters is safety compliant however supervision of children is essential.
*Gas fire place and BBQ’s in the shared outdoor area, whether in use or not, these areas are not appropriate for children to play unsupervised.  When the fireplace is in use, children are to be supervised closely at all times.

We are a non smoking and vaping property and these are not permitted on any part of the property. The Guest will be responsible for any additional cleaning charges to remove smoking odours from a building. If a guest is found to be breaching this rule The Quarters may terminate their stay without refund.

Pets are not permitted without written permission from The Quarters with the exception of service dogs.

The property is available to the Guest for the period of the booked dates & times only. The Guest will leave the property in a clean and tidy state and will return all furniture that has been moved to the place where it was found on arrival. The Guest will be liable to pay any costs incurred by the Property Owner for rubbish removal and/or any cleaning required which is additional to any standard cleaning provided. The Guests must not check-in to the property earlier than the time stated on the booking confirmation and must fully and completely have vacated the property by the time stated on the booking confirmation to avoid incurring early check-in and/or late checkout charges, unless a different time has been agreed to in writing by The Quarters.

Please leave your accommodation in a tidy state, The Quarters provides full and thorough cleaning after each guest however any excessive cleaning required in addition to the standard cleaning provided will be at the expense of the guest.

The Guest is responsible for the safe-keeping of the Property Owner’s property and contents; and for all property of The Guest and other people using the property for the duration of the booked dates. The Quarters is not responsible for any stolen or lost items.

The Quarters will be entitled to recover from The Guest the cost of any repair or replacement needed due to either accidental or deliberate acts of the Guests or any other person using the property.

The Quarters offers a shared outdoor social area for guest use. Please put back furniture as you found it and do not remove anything from this area. Enjoy the gas BBQs provided, after use they are to be left clean and tidy.  An outdoor gas fire is for Guests enjoyment, please use responsibly and do not put any items on the fire.  For any careless or dangerous use of the fire The Quarters reserves the right to terminate the guests booking immediately with no refund.  Any damage caused to the fire or property of The Quarters will be charged to the Guest. The gas fire must be turned off by 10pm unless prior approval is given by The Quarters. In the event of an emergency, please find fire extinguishers located under the bench in the Outdoor Area and in a real emergency phone 111.

The Quarters is responsible for the servicing, maintenance, repairs, presentation and preparation of the property for Guests.  Should any appliance or facility not be available as shown, or breakdown during the Guests stay, or The Guest has any other issue of any kind at the property, The Guest will notify the The Quarters immediately.

Should all of these conditions not be adhered to, The Quarters will have the right to immediately terminate this contract, and the guests will be required to vacate the property. In this event, no refund will be due or paid for any unused accommodation.
